Our Process

Initial Consultation

We’ll sit down with you to discuss your vision for the project. This phase is defined by generalities. We’ll identify your wants, needs, and budget expectations. What is the problem you’re attempting to solve? With our years of experience, industry relationships, and creativity, we can guide you to a practical and beautiful solution.

Design Retainer

Based on the initial consultation, we will formulate a “quick and dirty” estimate and provide an invoice for our design retainer. This retainer covers design, engineering, and estimating services, and reserves time on our schedule.

Formal Estimate

Once the retainer has been paid, we will record any necessary measurements to build a preliminary model in our CAD software. We’ll work through design, engineering, and selection of finishes with you, and create a formal estimate and blueprints for your project based on that information. This phase may take several weeks or months, depending on the scale of the project. The goal of this phase is to create a set of construction-ready plans at the intersection of design and budget for your particular space.

Construction

Prior to ordering materials and beginning construction, we will request a down payment. Depending on project scope, this will generally be 20-45% of estimated budget. We will pull permits, schedule subcontractors, and begin building. Again based on project scope, there may be one or several “draw” payments at pre-determined intervals as work progresses.

Final Walkthrough & Punch List

Once construction is substantially completed, we’ll meet to ensure your satisfaction with the quality and completeness of the work. We’ll create a “punch list” of the remaining details, ensure their prompt completion, schedule final inspection, and submit the final invoice.
